Austin's Creek Subdivision Gets Approval

Insite Engineering submitted the site plan on parcel:21701334 of 90.13-acres for 214-units of single-family new homes. The R-3 zoning resulted in a neighborhood plan that will have 8,000-sqft min lot sizes and a min lot width 60-ft.

Morrison At SouthPark Signs TrySports

TrySports will occupy the space formerly held by Stickley Furniture at the busy corner of Sharon and Colony Roads in the prestigious SouthPark submarket. Morrison at SouthPark is a Class-A mixed-use development that contains 131,430-sqft of retail space anchored by Barnes & Noble and Earth Fare.

The new store will occupy 13,770-sqft in a partnership with North American Fitness, will expand the company's primary focus to include more varied fitness-related products and services, such as equipment and clothing for running and walking, yoga, triathlon and bicycling, nutrition products, a bike service center, fitness classes and community runs.

AXA Equitable Signs Lease At Innovation Park

AXA Equitable Life Insurance Co., the New York-based company with operations in Charlotte since 1998, will be moving next year. Innovation Park’s listed rates are between $16 and $18-sqft, though terms of the lease weren’t disclosed. Located at University City in north Charlotte, Innovation Park is a state-of-the-art work environment featuring a full range of attractive amenities for employees, including outdoor nature lounges, a gym, and partnership services such as a day care and dry-cleaning deliveries.

BECO Management purchased the the once-bustling 200-acre property in early 2010, which had IBM’s high-tech infrastructure, and is now undergoing a $30-million renovation. Existing tenants include IBM, Siemens Energy, Aon Hewitt insurance services, and Areva nuclear power company.

CharlotteLaw Leases Space Uptown

CharlotteLaw has signed a short term lease for 40,000-sqft of office space at Gateway Center in uptown Charlotte. The Charlotte School of Law says the facilities will be used for first year courses until it can secure a longer term space. Study space, storage lockers, free shuttle between the two locations, and academic / career support staff will also be available.

EpiCentre Exits Bankruptcy Protection With New Owners

Blue Air 2010, a Boston-based hedge fund, acquired the EpiCentre’s $93.9 million debt in November 2010 from Regions Financial Corp. EpiCentre's original developers, Afshin Ghazi and George Cornelson III, went into Chapter 11 bankruptcy to avoid foreclosure. The project's unsecured creditors could have lost most of their claims but will now be paid in full, according to the the reorganization plan approved by the court.

The deal includes:
  • 302,000-sqft entertainment complex 
  • anchor tenant EpiCentre Theaters 
  • rights to parking deck revenue from 400 parking spots 
  • the development rights for a condominium project on the building’s rooftop 
  • The leases are being assumed and continuing relationship 
The popular complex is located on the site of the former convention center at College and East Trade streets in uptown Charlotte.

CMC-Morrocroft Emergency Room Obtains Approval

Carolinas HealthCare System (CHS) which operates the Carolinas Medical Center (CMC) system has received the approved certificates of need from the N.C. Division of Health Service Regulation. The 30,000-sqft free-standing addition will have 14 emergency treatment rooms, two observation rooms, imaging services including CT and ultrasound, and pharmacy services at the CMC-Morrocroft medical-office complex at an estimated cost of about $28-million. XPO Logistics To Create At Least 200 Jobs

A Michigan based transportation logistics provider plans to centralize key operations in Charlotte, NC over the next three years. The 20,000-sqft facility in the Ballantyne Corporate Park will incorporate accounting and finance, human resources, IT, brokerage, carrier procurement and operations.

If XPO meets the targets called for under the agreement and sustains them for 10 years, the Job Development Investment Grant (JDIG) could yield $3.22 million in maximum benefits for the company. Infinisource Headquarters Coming To Ballantyne

Infinisource Holdings Inc. plans to move its corporate headquarters from Coldwater Michigan to the Harris Building in Ballantyne Corporate Park south of Charlotte. The company plans to create 162 jobs over the next five years with a $500,000 capital investment in Mecklenburg County. “We chose Charlotte not only because it is a great place to live and work, but also because it is an excellent place to find talent. The successful launch of our new Human Capital Management division will require strong candidates, and we feel confident we can find what we need in North Carolina,” said Gary Trainor, CEO of Infinisource Holdings Inc. If Infinisource meets the targets called for under the agreement, the Job Development Investment Grant (JDIG) could yield $1.913 million in maximum benefits for the company over the next eight years.

Charlotte Park Purchased By BECO Management

BECO Management, a Maryland-based real estate services firm, acquired three office properties in Charlotte for $7 million, or about $37-sqft.

The office buildings on Charlotte Park Drive total about 187,000-sqft and were 88 percent, 27 percent and zero percent leased at the time of sale. The properties were previously on the auction market but no sale went through, according to CoStar information. David Lampke of Faison Enterprises represented the seller, LNR Partners.

Charlotte Park is a three building office park situated in a campus setting, directly off of Billy Graham Parkway. Each building is constructed with split-faced concrete and double pained tinted glass exterior. Each lobby is adorned with granite flooring and local artwork. One features an elegant staircase, while another has two balconies overlooking a 3-story atrium with a skylight.

Buying Land Between Ballparks

CK Mint Street LLC bought 1.69 acres on Martin Luther King Boulevard near Bank of America Stadium last month for $3.5 million, according to property records and NAI Southern Real Estate. The land, at 355 Martin Luther King Blvd., is currently being used as a parking lot. It is adjacent to the proposed new minor league baseball park at the corner of South Mint Street and Martin Luther King Boulevard. Developers once had big plans for the Third Ward area, including building a 39-story condo-hotel. Plans for the hotel were later scrapped.

Trail Connection To UNC Charlotte Opens

One recent example of a new trail is the Ruth G. Shaw Trail on the Toby Creek Greenway. This greenway extends from Mallard Creek Greenway to University City Boulevard (NC Hwy 49). This new section of the Carolina Thread Trail completes an important connection to UNC Charlotte and links the campus with the surrounding community.     Carolina Pavilion And Salisbury Marketplace Sold

    Blackstone Real Estate Partners has purchased two Charlotte area shopping centers from Equity One Inc. Carolina Pavilion, a big-box center off South Boulevard at I-485, totals 875,000-sqft. It opened in 1995, and its anchor tenants include Target and Kohl's. Salisbury Marketplace is a 79,700-sqft neighborhood center on Statesville Boulevard.     Belvedere Theater Leads Greenway Business Center

    Belvedere Family Dentistry opened this fall in the 1950s-era landmark, which had sat empty for nearly two decades and is now part of the Greenway Business Center. Built as a cinema for blacks, the Belvedere Theater on Rozzelles Ferry Road has been revived and given a new purpose. The Charlotte Mecklenburg Development Corp. (CMDC) started developing the Greenway Business Center four years ago, buying three old buildings and 30 acres near the intersection of Rozzelles Ferry Road and West Trade Street. The group got the land ready for development and, working with Mecklenburg County, added a greenway along the adjacent Stewart Creek. The park currently has 11 buildable sites for sale and about 5,000 square feet available for rent.
